The Nove Nivy Zone – Designing a new responsible future
About this good practice
Nove Nivy is a unique concept, combining modern and important city functions. It combines Nivy Mall with a modern bus terminal, a shopping centre with a fresh food market and a public green roof with multiple options for urban activities together with Nivy Tower which includes smart business offices, workplaces and services. In essence, it serves a range of visitors’ needs in one place to become a unique destination where leisure and travel meet business.
All buildings of the project are certified and sustainable. Efficient use of energy, protection of users' health or reduction of waste go without saying.
Well-being in practise:
- Reduction of water consumption due to low-flow fittings
- Automated LED lights
- Air conditioning eliminating the risk of re-entering polluted air
- CO2 detectors
- Natural ventilation, thermal comfort and energy optimized by modern computer simulations
- Active lobby full of greenery with the possibility of bike-sharing or e-scooters
- Recyclation – from cement concrete to iron and aluminium

Evidence of success
Thanks to a well-thought-out strategy that focuses on the element of ecology and communities, a completely new ecosystem has emerged In Bratislava, the quality of which is also confirmed by international certifications such as BREEAM Communities International certification at the Excellent level. The certification evaluates entire areas in terms of housing quality, civic amenities, infrastructure and the use of energy and natural resources, as well as lifestyle and economic opportunities.
Potential for learning or transfer
Sustainability and ecology can be achieved by using renewable resources and reducing emissions. As part of its long-term sustainability, Nove Nivy zone uses photovoltaic panels in its buildings, captures and uses rainwater and installs cooling beams that are energy efficient and undemanding, planting a lot of new greenery which has a positive impact on the microclimate.
