The Pradiareň 1900 – Renovation of national historic building of the former Spinning Mill
About this good practice
Pradiareň 1900 (former Spinning Mill) is a fully revitalised office building which now turned into a real trophy asset with award-winning architecture and sustainability certification at the highest level. The property has been refurbished by YIT Slovakia – respected Finnish developer.
The building has been designed with sustainability in mind form the very beginning. Compliance with demanding criteria of BREEAM certification system stemmed from the developer´s relationship to ecology, quality, wellbeing, energy-saving technologies and considerate construction practices.
The high standard of common spaces with the use of natural materials adds a lot of greenery to the newly built square in front of the building.
The interior of the building allows variable solutions:
- Large glass windows and high ceilings ensure maximum natural light in the offices
- Building technologies ensure efficient, cost-effective and environment-friendly operations
- Smart offices guarantee efficient heat and ventilation, efficient lighting system and flawless network infrastructure
- Integrated HVAC system – forced exchange of fresh air in the office – 36 m3/hour + humidification

Potential for learning or transfer
Today, new office buildings, which often grow on a green field, are increasingly emphasizing their energy efficiency and environmental friendliness. When rebuilding an older, especially historic building, this process is a bit more difficult, but not unrealistic.
The Pradiareň 1900 is reconstructed according to the criteria of the BREEAM system. It is one of the most common methods used to assess the quality and sustainability of a building. If the building has a BREEAM certificate, this confirms its "greenness". This means that if your company is based in such a building, not only will you save on energy and water, but your employees will work in a quality and healthy environment.
