About this good practice
In autumn 2011 the real estate department at city of Malmo reworked the technical demands for building automation. With this started a technical shift into open source architecture with a common BMS system. During 2011 – 2012 an open source Scada-system was procured and implemented. At the same time an inventory was made over how many connected buildings there was and the status of them. It showed that more than 50% of the stock was older than its technical lifetime.
Decision of the Mercury project was taken at department of internal services the 18/09/2012, to an estimated cost of 19,6 M€ during a period of 10 years.
This money also includes to set up a building monitoring centre.
The Mercury project has two goals- to secure the operation of the building and provide functional facilities to our tenants.
Objectives:
- Replace 870 of 1546 inventoried systems as they are beyond their lifetime
- To Integrate all 6 older systems the buildings into the new BMS system called Citect Scada.
The purpose id to:
- Secure and to simplify the maintenance
- Mitigate urgent actions, which often increase costs
- Create an effective control, steering and monitoring of HVAC.
- Simplify the administration and use of the system
Introduce remote evaluation of energy consumption
Overall this facilitates the ability to adjust and control the indoor environment, and thereby contribute to the ability to reach the ambitious environmental targets set city of Malmo.

Evidence of success
Evidence demonstrates improved indoor climate, maintenance is reduced, and the energy consumption in buildings is mitigating. Evaluation of the project implementation shows that it has also contributed to an increased level of cooperation and coordination between the real estate owner and the occupying tenants.

Potential for learning or transfer
A good way to increase the knowledge about the whole process of building management system (BMS), from procurement to implementation and maintenance. Also, a good way to get to know the buildings out of energy efficiency situation, when to know how the buildings work together, or which parts is the least efficient in the building. Also, it is possible to rationalize the handling of alarms with a central monitoring unit (everything from A – E alarms). Finally, it is an opportunity to see the real costs for the maintenance of the buildings, whole life cycle analysis.
