Rental housing by ETC Bygg
About this good practice
The buildings were almost entirely built from sustainably produced wood. In addition, they included innovative solutions such as wood-based panels in bathrooms instead of tiles. Even kitchens were built in recycled materials. The foundation of these buildings was built using Swerocks ECO concrete, which cuts the carbon dioxide emissions by 45% compared with traditional concrete.
To minimize the heat loss through transmission, these buildings were heavily insulated in wood fiber. Furthermore, an efficient photovoltaic (PV) system along with a mechanical ventilation with a heat recovery system were installed to cut the total energy consumption. All bathrooms were equipped with water saving shower heads, which reduced the amount of water used in the shower.
Tenants of these buildings have an opportunity to cultivate their own vegetables in their balconies, in addition they can charge their El-cars using onsite El-stations.
The construction of these buildings was financed in an innovative way, through crowdfunding. Private people have been able to buy B-shares in ETC bygg with a guaranteed interest rate of approximately 2 percent per year. So far, 784 people have bought B-shares worth SEK 80 million, which financed the construction of similar rental houses in Västerås and now is mortgaged to build in Växjö.
Resources needed
120 million Swedish crowns
Evidence of success
The adoption of efficient and innovative solutions and systems enabled having self-efficient buildings which produce their own energy without using domestic or external sources.
Similar construction technique is adopted by Växjö municipality in the development of a new neighborhood i Växjö, known as Bäckaslöv. Bäckaslöv is estimated to have approximately 1,200 detached houses, offices, retail, and a new primary school for up to 1,000 students.
Potential for learning or transfer
The buildings:
-are almost entirely constructed with wood and recycled materials, thereby contributing to the achievement of the national and regional targets,
-are supported by efficient PV and ventilation systems to reduce buildings' dependence on the grid,
-are financed in an innovative way.
