About this good practice
Fomento San Sebastian (FSS) has deployed the SmartHomes (SH) project with a non-intrusive monitoring system for the building and the housing units at a subsidised municipal residential complex, with a total of 162 homes in 11 blocks. The objective is to boost and promote energy efficiency, and spike environmental awareness in the housing units through the use of ICTs and the information they provide, and to improve the management, functioning and maintenance of the building and the homes.Three levels of monitoring:
•General monitoring of the building
•Monitoring of the homes
•Two pilot apartments and domotics
In terms of general monitoring, a non-intrusive capacity control counting system is installed, along with other systems for general services, lighting, PV panels, ventilation recovery systems, lifts, sensors to gauge air quality, brightness, solar radiation etc.
All housing units have a system to monitor heating and DHW consumption, indoor temperature, humidity and CO2 in the home, electricity and water consumption. All these data are available on a platform that can be accessed by each home.
Two pilot apartments have additional sensor equipment, domotics systems, smart management of household appliances, presence-detection lighting etc. The two pilots serve as prototype apartments to identify major services that could be useful to the occupants, and as a knowledge generator to transfer positive results and success stories to the neighbourhood and other districts

Resources needed
SmartHomes project deployment has a budget of 648.111,74€ and received funding of 533.000 € from European Union´s Horizon 2020 Research and Innovation Programme REPLICATE Lightouse project.
Evidence of success
The sensors installed in the building are being monitored and integrated in real time into a platform. First analysis is taking place. In this sense, thanks to the information, data, indicators and analyses conducted, when sufficient information has been gathered, the knowledge generated and success stories can be transferred to other homes in the district, other districts or even other cities to obtain a greater energy efficiency and improve the building and homes management.
Potential for learning or transfer
FSS leads a transformation in the Txomin neighbourhood into a Smart district. SH has extended this transformation where efforts are concentrated incorporating citizens, to improve their quality of life. It also represents an opportunity to the local companies to implement scalable solutions. SH acts as a knowledge generator to transfer positive results and success stories to the neighbourhood, other districts and cities. It is an integrated technological solution for building managers to optimize building management and maintenance, and occupants with an environmental awareness objective towards optimizing the use of resources and economic savings. The main added value is that it helps to improve the management of energy resources and favours energy efficiency and economic savings both at user’s level and the building manager. Thanks to the measurement of the interior Tº, humidity and CO2, the tenants can control the interior environment, improving comfort and a healthier environment.
